After completing your Better Building Blueprint it is time to design.
Because your architectural project embodies your goals and your ambitions, and involves your money, your architect must ask very thoughtful and very discerning questions. They must treat your money and your design like it's it their own, oversee all of the transactional details and ensure that the project satisfies your requirements …all by the day that you take ownership and move in.
My first role is that I am your consultant. As your consultant I ask very profound and very insightful questions. You may notice that these are the type of questions that the typical architect will never risk asking you.
Experience shows that a skilled consultant, like me, will ask probing intelligent questions because discovering what is really important to you is really important to me.
It is important that, as your consultant I lead you through a process of clarifying your values because when your values clear making decisions becomes easy. You might also notice that as your consultant I will listen vigilantly to your answers.
What you may not know is that only when you have confirmed that I have truly heard you will I then craft a specific strategic plan that will help you achieve your goals and ambitions.
As your consultant one of the things that I will do is appropriately define all the problems that you will encounter and need to overcome during this project. And because you need to differentiate the essential objectives from the less relevant concerns I'll be guiding you every step of the way.
My experience also shows me how to identify all of the likely obstacles to achieving your objectives and then identify sensible means that help you to circumvent them.
Imagine how good you will feel by knowing that your consultant is recognising and balancing all of the different needs, of all the relevant people that are impacted by the decisions that you'll be making.
As your consultant I will recognise when serious flaws in my own ideas require swift public acknowledgement. Every now and again I make mistakes and I'm willing to make dramatic changes and take new directions when it is required. And I would expect you to do the same.
What you can count on is for me to consistently recognise my own personal biases. I will consistently use this awareness to improve my thinking because I recognise that it is important to you that you realise your goals and ambitions.
My second role is that I am your negotiator, because I treat your money and your design, like it's mine. When it's time to save you money or to protect your interests I will be a pit bull.
You like me, know that money is a very emotional issue. To represent yourself when negotiating a construction tender or a final account would be like performing surgery on yourself, and you'd never do that would you?
Like me, when a project is important to you then you delegate your trust and your respect to a professional.
You probably believe that it is in your best interest to have very experienced, skilled and focussed negotiator on your team. So imagine what it would be like to have a person who deals with your money, all of the critical issues, and also examines the accuracy of all the underlying assumptions in the negotiations that are being relied upon.
While I'm negotiating for you I will skilfully articulate the strengths and the weaknesses of the suggestions that everyone proposes to us.
Sooner or later you will become aware that my negotiating skills alone are worth every penny that you pay me.
As your negotiator it is important that you know that I recognise the likely underlying agendas, and all of the motivations, of all the individuals that are involved in the design and construction of your home. This includes the planning officers, building control officers and building contractors.
You are going to notice how quickly I can anticipate the likely emotional reactions of any individuals, to the actions and communications that you intend to make.
In addition, as your negotiator, I will appropriately articulate all of the essential flaws in the arguments that other present to us, and then reiterate our strength and our position to them. I will recognise when it is appropriate to resist the objections of others and I will remain committed to our sound course of action.
As your project manager my third role is to oversee all of the transactional details, because every building project has thousands of phone calls and communications. Each one of them loaded with critical details.
As you can imagine every ‘i’ must be dotted and every ‘t’ must be crossed, because there are often in excess of 200 pieces of paper, hundreds of data entries, and scores of materials and products that need to be documented making a mistake on any one of them could be very, very costly to you.
So imagine right now that a building project is like flying an aeroplane across the country. My role is to be your pilot, and you are my passenger. We may run into turbulence. Have you ever been a passenger on a plane? If you have how you ever been in turbulence?
If you have then you know that it's good to have a pilot like me, because my role is to oversee all of the details and keep the plane on course. You will notice that as your pilot I will always recognise what is known about an issue, but more importantly what needs to be known, and how to best obtain the relevant information that is both accurate and needed immediately.
One of my greatest skills is to see things from multiple perspectives so that I can identify the likely unintended consequences of your decisions.
As the person that overseas all of the transactional details I recognise all the conclusions that can and cannot be drawn from all the different exchanges with all of the people that may be involved. I appropriately consider all of the probable effects of the likely unintended consequences that may arise from taking a particular course of action.
So as the person overseeing all the details of your project I will pursue and I will encourage feedback that may reveal any error in my judgement and immediately make appropriate adjustments.
Those are my roles. I am consultant, negotiator and the project manager all of the transactional details.
